Why the Cheapest Realtor Isn’t Always the Best Choice in Orange County

When families start comparing real estate agents in Orange County, it’s tempting to focus on one number: commission. A lower fee feels like an easy choice. But I want to share a real story from a multiple-offer situation I worked, because it changed how a lot of my clients think about what actually matters when choosing a realtor.

A Real Multiple Offer Story

I once represented buyers competing for a home with several offers on the table. One offer wasn’t close. But another offer was nearly identical to ours. It had one difference: that buyer’s agent had structured their fee 0.5% lower than mine.

On a $1,000,000 home, that 0.5% difference meant the sellers would have netted about $5,000 more by going with the other offer.

On paper, that looks like an easy decision for the seller.

They didn’t take it.

Why The Sellers Chose Differently

Here’s the part that surprised a lot of people I’ve told this story to: even though I had negotiated for the sellers to cover my full buyer’s commission. That means the sellers were paying more in total commission with our offer. They still chose us.

Why? Because throughout the process, professionalism, clear communication, and trust in how the transaction would be handled mattered more to them than squeezing out an extra half-percent. They wanted confidence that the deal would actually close smoothly, without last-minute surprises or a shaky negotiation on the other side.

What This Means If You’re Buying or Selling In Orange County

This story isn’t really about commission percentages. It’s about what you’re actually paying for when you hire a real estate agent.

When families ask me how to choose a realtor in Orange County, I encourage them to look past the fee structure alone and consider:

  • Negotiation skill — Can this agent actually advocate effectively when it matters, not just fill out paperwork?
  • Communication — Do they respond quickly and explain things clearly, especially under pressure?
  • Local market knowledge — Do they understand Orange County neighborhoods, pricing trends, and what makes an offer competitive here specifically?
  • Track record with families — Have they successfully guided buyers and sellers with situations similar to yours?
  • Trustworthiness — Would the other side of a transaction want to work with them again?

That last point matters more than people realize. In a relationship-driven market like Orange County real estate, agents who are known for professionalism and follow-through often get their clients’ offers taken more seriously. That can be worth far more than a fraction of a percent in savings.

The Real Takeaway

Cheaper isn’t always better in real estate. Skillful negotiation, clear communication, and trust are big advantages. In a competitive market like Orange County, that can be the difference between winning the home your family wants and losing it to another offer.
