Best School Districts in Orange County With Affordable Family Homes

“We want good schools, but we can’t afford Irvine or Newport Beach” is one of the most common things I hear from families starting their home search in Orange County. The good news: you don’t have to choose between strong schools and a realistic budget here. You just have to know where to look.

Orange County’s median home price sits around $1.2–1.3 million as of mid-2026, which understandably scares a lot of buyers off. Here’s where I send buyers who want strong schools but homes under the average for Orange County:

Rancho Santa Margarita (Saddleback Valley Unified / Capistrano Unified School Districts)

Rancho Santa Margarita is a planned community in South County that consistently draws families for its parks, lake, trails, and master-planned layout. It recently beat out Irvine as the safest city in America.

  • Average home value (Zillow): ~$1,017,195
  • Average Single Family (Zillow): ~$1,195,870
  • Average Condo (Zillow): ~$679,920

Brea (Brea Olinda Unified School District)

Brea rounds out this list as a North County option that consistently draws families for its well-regarded schools, walkable downtown, and strong sense of community.

  • Average home value (Zillow): ~$1,134,146
  • Average Single Family (Zillow): ~$1,161,569
  • Average Condo (Zillow): ~$821,728

Aliso Viejo (Capistrano Unified School District)

Aliso Viejo is a planned South County community with parks, trails, and a central “town center” feel that a lot of families gravitate toward.

  • Average home value (Zillow): ~$1,005,543
  • Average Single Family (Zillow): ~$1,324,151
  • Average Condo (Zillow): ~$850,039

Cypress (Anaheim Union High School District)

Cypress is a smaller North County city for families who want good schools while being one of the more attainable cities on this list.

  • Average home value (Zillow): ~$1,082,664
  • Average Single Family (Zillow): ~$1,114,827
  • Average Condo (Zillow): ~$727,989

Tustin (Tustin Unified School District)

Tustin is on the higher end but it’s a great alternative to Irvine for families who want great schools without the same price tag.

  • Average home value (Zillow): ~$1,169,038
  • Average Single Family (Zillow): ~$1,339,558
  • Average Condo (Zillow): ~$784,694

Orange (Orange Unified School District)

The city of Orange offers classic suburban neighborhoods, tree-lined streets, and a well-established school district that currently ranks among the top 15 school districts in Orange County.

  • Average home value (Zillow): ~$1,136,729
  • Average Single Family (Zillow): ~$1,197,154
  • Average Condo (Zillow): ~$672,842

Choosing Between “Good Schools” and “Affordable” Doesn’t Have to Be Either/Or

A few things I always tell families weighing school districts against budget:

  • Look at specific school boundaries, not just city or district reputation. Two homes a few streets apart can sit in very different schools.
  • Consider the school district’s trajectory, not just its current ranking. Some districts are improving quickly and haven’t caught up in price yet.
  • Factor in condos and townhomes, not just single-family homes, especially in cities like Tustin and Aliso Viejo where attached housing can lower your entry price while keeping you in a strong district.
  • Weigh commute and lifestyle alongside school ratings. The “best” district on paper isn’t the best fit if it adds an hour to your daily commute.

Want Help Narrowing This Down for Your Family?

Every family’s version of “good schools, good value” looks a little different depending on budget, commute, and priorities. I’d love to help you figure out which Orange County neighborhoods actually fit what your family needs.

Note: School rankings and home values referenced above are approximate, based on Zillow’s Home Value Index (ZHVI), current as of mid-to-late 2026, and reflect a blend of all housing types (single-family, condo, and townhome) in each city. These figures are subject to change month to month, and vary significantly by exact neighborhood and property type within each city. Always verify current school boundaries, attendance zones, and up-to-date pricing for a specific property before making a decision — I’m happy to pull current comps for any city on this list.
