House Hunting With Kids: An Orange County Mom’s Honest Guide

Let’s talk about the part of house hunting no body talks about in the glossy real estate brochures: doing it with kids. I’m a mom myself, so I understand having to go through a typical day dealing with nap times, cranky kids and tons of gear … imagine adding house hunting to the mix.

If you’re about to, or in the middle of house hunting with kids in tow, here are some honest tips:

Tour Smart, Not Just Often

Touring homes with little ones is tiring, so it helps to be strategic:

  • Book showings around nap schedules when you can
  • Bring a small “showing kit” – snacks, a toy, wipes – so you’re not caught off guard
  • Take photos and videos of everything, this will help you remember the home better since your attention will be split between the home and your kid(s)
  • Don’t be afraid to do a quick first pass alone or with a partner, then bring the kids back for a second look at your top choices

Picture Their Life There, Not Just Yours

When I’m touring with parents, I always encourage them to look through their kids’ eyes too:

  • Is there a safe, visible spot in the yard for them to play while you’re inside?
  • How’s the flow from the kitchen to the living space? Will you be able to keep an eye on them while cooking?
  • Where would homework happen? Where would friends hang out as they get older?
  • Is the neighborhood one where kids are actually out riding bikes and playing?

These details won’t be obvious in listing photos, but they matter once you’re actually living there.

Give Yourself Grace

House hunting with kids is harder than doing it without them, and it’s okay to admit that. You might tour less homes per week than a childless buyer. You might need more time to talk it through as a family.

You’re Not Just Buying a House – You’re Choosing Your Kids’ Childhood

This is the part I love and is what keeps me motivated. The home you choose becomes your kids’ entire childhood. I take that seriously with every family I work with, because I’m making those same decisions for my own family too.
