A home inspection (and the report itself) can feel overwhelming for first time buyers. You’re standing in a house you might buy and someone is crawling through the attic and checking outlets. You’re waiting for them to tell you what’s wrong with the house and give you a 40 page report.
Here’s the tip I give every Orange County family I work with: ask questions WHILE the inspector is still there. Don’t wait for the report.
What to ask your home inspection during the home inspection:
1. “What are the top 3 most expensive issues you see?”
Buying a home is a big purchase – find out where it could get expensive upfront, not after closing.
2. “What is the estimated lifespan of the major systems?”
You’ll want to know how much life is left in the big ticket systems like the roof, HVAC, plumbing and electrical. This will help you realistically budget for the next several years.
3. “Any signs of water issues – old or new?”
Water damage is one of the most costly problems to fix. Ask your inspector to point out anything, even minor staining, that could indicate a past or ongoing issue.
4. “What needs a specialist before we close?”
And make sure it’s evaluated asap. Home inspectors are generalists. If they flag something like a foundation concern, an older electrical panel or a questionable HVAC unit, ask whether it’s something that needs a specialist to evaluate futher.
Why This Matters for Orange County Buyers
A strong inspection isn’t just about finding problems. It’s about giving you (and your agent) real leverage. Answers to these questions can shape whether you ask for repairs, negotiate a credit or walk away entirely. As your buyer’s agent, this is exactly the kind of information I use to advocate for you during negotiations.
